The new passenger rail line project known as All Aboard Florida is expected to bring thousands of new jobs to Florida, including the West Palm area. The project, which would generate $2.4 billion labor income and over $600 million in tax revenues for the local, state, and federal government, is supposed to create about 5,000 jobs through 2021 (while under construction), then taper off to about 2,000 permanent jobs.

Spanning 235 miles, All Aboard Florida will connect Miami and Orlando (in just under three hours) with intermediate stations in Fort Lauderdale and West Palm Beach. According to a study by the Washington Economics Group, the project will generate a total of 1,897 jobs in South Florida’s three counties.

While the West Palm job market will likely benefit, it’s not all excitement for Florida based residents. For Miami, some businesses are concerned because tourists visiting Miami will have an easy way to leave South Beach and head to Orlando and visit theme parks, spending their dollars elsewhere. On the flip side, people visiting Orlando can easily visit South Florida. For people living in West Palm Beach and other cities down here, the rail will serve as an easy way to make weekend trips without driving or flying to Orlando.

Real estate is certainly booming in South Florida, and Palm Beach County is a perfect example of that. The county had 940 sales of $1 million-plus homes in 2013, a 32 percent increase from the year before, according to the Realtors Association of the Palm Beaches, as recently published in the Sun Sentinel. Also, there were 287 sales of condos at $1 million or more, up 24 percent from the prior year.

It’s that time again in West Palm Beach, where the demand is so high for residential condos that more had to be built. Isis had a soft opening recently in the downtown West Palm Beach area, and the 200 unit building has reservations for 30 units. The building will not actually be complete until early 2017, but with starting pricing in the low $300,000s, buyers were eager to get their foot in the door. The formal contracting process will begin in September. Apparently, the location and the building amenities are targeted at the young professional demographic, who desire the ability to live and work in the downtown part of West Palm Beach.

There is some new West Palm commercial real estate news aflutter as of lately. According to reports in the Palm Beach Post, West Palm Beach City Commissioners recently said yes to the first of two votes on the planned 75-foot waterfront Marriott “boutique hotel” that would go in a crescent-shaped 1½-acre lot next to the Palm Harbor Marina and south of the Flagler Memorial (“North”) Bridge. While the initial approval is there, the commissioners still have many questions about the project before the second vote in about a month or so.

There have been some discrepancies arise as the project has been suggested. For example, there is a nearby school that is a few hundred feet away who do not desire to have a hotel near a school full of students. The original plans, as approved in February by the city’s planning board, call for a 108-room, 75-foot-high, 92,063-square-foot hotel with 2,650 square feet of meeting space and a 5,000-square-foot waterfront restaurant and bar. It would include a three-story, 131-space parking garage and a 44-space surface lot.

Additionally, Waterview Towers, a condominium next door to the site, does not want the hotel. Residents and owners have agreed they do not want the hotel project to succeed.


Moving to Palm Beach is an exciting and also probably daunting experience. The redevelopment of West Palm Beach is clear, thanks to existing farmland that is slated to get revamped into new neighborhoods, shopping centers, and even a baseball stadium, according to CBS 12. In 2013, there were over 5,000 building permits issued—quadruple the amount of permits issued four years ago. West Palm residential real estate is hitting recent highs in a variety of areas, from central West Palm Beach, to Royal Palm Beach, to Vavrus Ranch, and more. Some examples:

More than 20,000 new homes have been proposed on thousands of acres of agricultural land near Wellington, Royal Palm Beach and Palm Beach Gardens.

The County Commission in October approved revived plans to build 2,000 homes on 1,200 acres once planned for rock mining at Palm Beach Aggregates, west of Royal Palm Beach.

Farther north, developers propose to turn the 5,000-acre Vavrus Ranch on Northlake Boulevard into the Avernir community, which would include 7,600 homes along with 1.7 million square feet of buildings to house shops, offices and restaurants. Plans also call for a golf course, hotel and college campus.

Minto West developers have plans for creating a new community with a mix of neighborhoods, shopping centers and a college campus, along with a baseball stadium. The proposed 6,500 homes along with 1.4 million square feet of shops, offices and manufacturing space would stretch across the 4,000-acre Callery-Judge Grove, split by Seminole Pratt Whitney Road.


A large lot of West Palm land is up for auction at the end of the month, according to a report in the Sun Sentinel. Zoning allows for residential, commercial or hotel development, according to Fisher Auction Co. The minimum bid is $1.5 million for the 1.25-acre site at Banyan Boulevard and Rosemary Avenue. It’s owned by a New York-based real estate fund. The land is located just north of CityPlace. This key development site is an ideal place to build a subdivision, a condo, or an office park, among other possibilities. As West Palm real estate becomes increasingly scarce and competitive, the development of new lots like this is crucial to meet demand.

The land is going to be auctioned, meaning that the property is going to be sold to the highest bidder once the reserve is met. Interested? Clematis Street is experiencing more commercial growth in the coming months, thanks to the future opening of a giant shoe store called Footwear & More. This store will be the largest retail deal Clematis has seen in several years.
