According to recent news in the Sun Sentinel, a new apartment complex called Stonybrook might soon replace Delray Plants Inc., a longtime nursery on 31 acres south of Lake Ida Road between Sims Road and Via Flora. The prospective complex will bring 346 apartments to the land. Stonybrook plans call for two- and three-story buildings surrounding a manmade lake. The 346 apartments would include 83 units with reduced rental rates for workforce housing.

Monthly rental prices for the 83 price-controlled apartments will range from $735 for a one bedroom to $2,653 for a four bedroom. Rents for Stonybrook’s other apartments won’t be limited. Thinking of moving to Delray Beach but having trouble looking for an affordable place? This complex with rent controlled options might be the perfect place for you to call home.

But, not everyone is in favor of this potential development. Neighborhood concerns included an expected influx of traffic, the prospect of three-story apartment buildings towering over one-story houses next door and objections to toppling oak and pine trees to dig the apartment’s proposed lake. Also, some questioned the need for including rent-controlled apartments. In response, developers had to rework the design and try to save more trees and after neighbors learned more about how “workforce housing” is aimed at middle-income renters, there was mostly support for the project among those at Thursday’s commission meeting.

As the local West Palm Beach real estate market continues to bounce back from the recession, condo prices are growing significantly in the area. According to data from the Realtors Association of the Palm Beaches, June marked the fourth straight month buyers have pushed the median condo price in Palm Beach Gardens and the surrounding communities higher. Even on slower sales volumes nothing seems to be able to stop prices from reaching new highs. Even now, in the middle of July, median home prices are up another 2.4 percent from the past 30 days. Moving to Palm Beach? Get ready to have a bidding war or just plain get outbid as the number of available homes is dwindling, prompting a need for new construction.

Inventory in the most sought after areas is limited and in more and more buildings non-existent. Condo prices haven’t been higher since 2008, and if we continue the current course that year will be a distant memory from how far prices will continue to climb. Foreign investment continues to skyrocket and Florida’s Palm Beach coastline is one of the world’s premier destinations. We see this trend continuing and gaining strength until the numbers tells us something different.
Wishing you the best of luck as you look for a condo or a home in Palm Beach.

According to West Palm Beach spokesman Elliot Cohen, preliminary plans will be presented to the City Commission regarding a few redevelopment projects that are targeted at the Southern side of Downtown West Palm Beach. One of the projects involves putting a medical complex in between Okeechobee Boulevard near Dixie Highway. The Convention Center hotel, plans for an office building across the street, and the idea of a medical complex are all ongoing. The commission has still not seen the medical complex plans. Two developers will make presentations to the commission this month. One of the top concerns for people in the area around the proposed complex is the change in walkability.

For many people living in West Palm Beach it is no secret that the downtown area has been at a standstill since development came to a halt in 2008. Now that the convention center hotel has broken ground, and other projects are in the planning phase, it is clear that residents aren’t the only people excited about moving to West Palm Beach—companies and developers are, too!

Residential rental units are becoming quite the hot commodity in Palm Beach County, specifically in West Palm Beach and Boca Raton. There are currently two planned projects for Palm Beach County: The Mark at Cityscape in Boca Raton and Alexander Lofts in West Palm Beach. These projects will be essential in assisting the tight real estate market in the area.

The 208-unit Mark project is at the southeast corner of Federal Highway and Palmetto Park Road. Pre-leasing is due to start in September. Rents will range from about $1,400 to $2,900. More than 300 people have added their names to a VIP list at cityscapeboca.com. The 85-unit Alexander Lofts has a list of more than 40 interested renters at alexanderloftswpb.com. Palm Beach Gardens-based Ram is renovating a former Southern Bell headquarters at Fern Street and South Dixie Highway in West Palm Beach. Leasing also is scheduled to start in September. Rents will start at about $1,200. Artist Tristan Eaton recently completed a 7,000-square-foot wall mural that pays tribute to Alexander Graham Bell.

If you are moving to Boca Raton or the surrounding area and are looking for a rental property, these new projects might have the unit you are looking for.

Tourism is growing significantly in the Palm Beach area, and that’s inspired developers to build more hotels to meet the demand. Seven hotels with more than 1,100 rooms are expected to be done by early 2016, with more than 1,200 more planned in hotel developments still awaiting approval, county data show. The planned development surge it a big deal, as this is the most anticipated growth that the area has seen in 14 years. In fact, the only growth since 2000 were two hotels added in each of 2003, 2008 and 2009.

Among the new hotels this year are the 179-room Wyndham Grand Jupiter at Harbourside Place; the 152-room Residence Inn by Marriott in downtown West Palm Beach; and the 95-room Fairfield Inn Delray Beach. Last month, the 128-room Courtyard by Marriott Palm Beach Jupiter opened near Roger Dean Stadium in Jupiter.

The Palm Beach movers are excited that the area is regaining its tourism based economic strength, and Palm Beach County had recorded 50 consecutive months of improving tourism, records show. The first quarter ended with 86 percent hotel occupancy, compared with 83.1 percent in the same period last year, according to data from industry tracker STR. It is predicted that as the number of hotels grows, the number of tourists will as well.

If you have relocated, chances are your electric bill is a different price. If it is lower, congratulations, if not, there are a few variables to consider when investigating the sources. A few tweaks to usage time and knowing your habits can decrease your energy bill significantly.

Here are some tips on reducing your energy bill:

A/C
Try and keep your home thermostat set at 78 degrees Fahrenheit instead of 70, and this can decrease your bill drastically. Get a professional to check fluid levels, and make sure your home is insulated efficiently. Be sure to have the house warmer while you are away from the home. Make sure your thermostat is updated to automatically change temperature when outdoor temperature changes. Also replace A/C filters every month – they get clogged with dust and they can make your HVAC work much harder than it needs to, thus using more energy!

Water
Set your water heater at or below 120 degrees Fahrenheit. Wash your clothes with cool temperatures and always use a cold rinse. Adjust water levels on the washing machine to match the load you put in it. You can also insulate the first half of your water heater to prevent temperature losses during storage.

Appliances & Additions
Check your refrigerator so that not too much ice is being made to keep your freezer operating. Make sure all door close completely. Air dry your hair sometimes, hang clothes outside rather than always using the dryer. Use a broom for hard floors instead of vacuuming.

Set the amount of time your pool is running to less than six hours a day, and get outdoor lights that run on solar energy rather than electricity.

Use less energy and save money living in West Palm Beach!

Beam me up to Boca, Scotty! A mansion that is every Star Trek fan’s dream come true is now for sale, according to the Sun Sentinel. The 27,000+ square foot home includes a movie theater designed to look like the command center of the USS Enterprise, and there is a lobby that acts as the “ready room,” and the home is decked out with Star Trek posters, pinball machines, and model spaceships.

The Boca Raton mansion has eight bedrooms, 16 bathrooms, a crazy-big game room, basketball court and $2 million in technology. Doors lock themselves, and toilet seats come down their own. The home is currently owned by the former owner of Penthouse Magazine, Marc Bell. He is also a producer of Broadway musicals and plays, Bell won a Tony Award in 2006 for Best Musical with “Jersey Boys” and another for Best Play in 2008 with “August: Osage County.”

The home is for sale for $35 million, despite being appraised much lower, at $6.1 million, by Palm Beach County. Living in Boca Raton is affordable for many people, but this house might be a little much.
