Hobe Sound, located just north of Tequesta, has posted astonishing increases in residential sales over 2011 in a recent report. Total, the area has increased 71 percent over last year’s figures. Combined factors such as record-low interest rates and declining inventory levels have brought a certain level of positive energy to the local real estate market, from Port St. Lucie down through Palm Beach County. Inventory is consistently decreasing month over month, and absorption rates are all over the place.

North Palm Beach has posted an increase in home sales, and Tequesta has remained the same, while nearby Jupiter and Palm Beach Gardens saw sales drop for the month of August. The Palm Beach County movers have found that sales from last month for Hobe Sound increased 21 percent alone. We hope that Hobe Sound and the nearby communities continue to post positive numbers and move the local market in the right direction, and that nearby Jupiter and Palm Beach Gardens pick up momentum before the year is out.


Home inventory is significantly shrinking as the months go by, and according to a report by the Realtors Association of the Palm Beaches, the volume of single-family home sales is 8 percent higher than August 2011’s numbers. Median sales for the Palm Beach county real estate market have gone up 12 percent, with the current median price at $215,000.

Housing inventory shrunk to less than 5 months supply in Palm Beach County in August, a positive sign for the local market where a historically healthy market has a five to six month vacant housing availability on the market. The West Palm movers have also noticed an increase in the amount of multiple bids on a property, strengthening the belief that the local market is moving towards becoming a seller’s market. Throughout the state of Florida, home sales for single family dwellers increased 11 percent from last year, and the median price went up 6 percent.


If the proposed budget passes by the West Palm Beach city commissioners, a minimum of 28 percent of our local homeowners will see property taxes increase. Last week, the initial approval was given to raise tax rates by 3.5 percent over the current amounts. The final hearing and vote will take place today.

The tricky wording for the initial media on the property tax and budget changes said a confusing mix of details about the proposal, stating that there would be no increase in the amount of property taxes paid by homeowners, then went on to further state that there would however be increases if your home’s value went up last year. The wording justified itself stating that “almost” all properties lost value last year. Almost, but not all.

The West Palm movers have found that the 28 percent (at least) who would be looking at tax hikes will be about 40,036 properties throughout the city.


A Jupiter trailer park inhabited my mostly elderly citizens may face demolition pending the results of a town council meeting. For example, the vacancy rate in Wellington is at 5 percent, which Palm Beach Gardens posted 5.6 percent and downtown West Palm Beach had vacancy rates higher up–at 16 percent. Jupiter had a posted 14 percent vacancy rate.

The Palm Beach movers have learned that vacancy rate data comes from the post office as they tally moves and vacant homes. Seasonal and vacation homes are not supposed to be included in these percentages. Vacancies are directly tied to a 90 period after which mail service ceases.


Lenders in the state of Florida reportedly repossessed around 6,700 homes in Florida in the month of July–a staggering 38 percent increase from July 2011’s real estate data. July marks the 21st straight month of foreclosure declines throughout the country. Palm Beach county was an attention-grabber in Florida, undergoing 28 percent less bank repossessions than last July, and also making it part of Florida that didn’t undergo MORE repossessions.

Florida ranks third in the nation for foreclosure activity, following behind California and Arizona. Florida was ranked 6th in June. On average, the foreclosure process in Florida takes 861 days, which equates out to more than 2 years.

The West Palm Beach movers have learned that despite varying reports of the state of the market, there is one thing that is certain in Palm Beach County: a shortage of inventory! June showed a shrink in inventory from 11.9 months to 6.9 months.

The local West Palm mover she hired employed a subcontractor to handle her long distance move, a subcontractor who immediately sold the unsuspecting woman’s belongings to residents of a nearby neighborhood.

FSU is opening a new film school, though starting small, with an enrollment cutoff at 30 students. The campus will be located at the northern end of CityPlace. West Palm Beach has had a desire for a while now to turn the downtown area into a film industry-friendly region. This is certainly a step in the right direction, and here at the West Palm movers we are excited to see progress begin on the program.

The FSU aspect came when WPB promised free space (land) for the program, $15 million in bonds, and $10 million in cash to Digital Domain Media Group, who then teamed with FSU to offer classes. The program was already open and followed a non-degree program and provide technical certification. Now, there will be a more rigorous degree program that begins at the end of this month to obtain a Bachelor of Fine Arts in Animation and Digital Arts.


For the 7th consecutive month, Juno Beach inventory levels have decreased. In July, the reported number of homes available for sale in the area had dropped 6% from June. The Juno movers have learned that sales for new & existing homes fell in June through out the nation, while Palm Beach county has reported strong local sales increases.

As with supply and demand trends, we will see prices rise in the Palm Beach county area as inventory continues to dwindle. We will also report figures for August as they become available.


Absorption rate in Hobe Sound dropped 24% as of mid-June, along with several other towns in the Palm Beach County municipality. Basically, absorption rate is directly correlated to the amount of inventory available on the market, how many “months supply” is currently for sale. Absorption rate is a key tool used to measure price points and changes for real estate markets. The time period for these metrics ran until June 15th. Let’s examine local towns and the activity that has occurred as we enter the second half of 2012.

Jupiter: 7.42 months available (down from 8.04)

PBG: 7.55 months, down from 8.62

Juno Beach: 20.67 months, up from 7.94
